Air Duct Cleaning FAQ — Chula Vista, CA
Common questions from homeowners in Chula Vista and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do ducts in a Chula Vista house really need cleaning?
Most homes here land in the three-to-five year range, but the two halves of the city age differently. East of I-805, in EastLake, Otay Ranch, Rolling Hills Ranch and Millenia, attic air handlers run a long cooling season and pull fine dry soil dust off the Otay mesas and canyons, so those systems load up faster. Older stucco cottages and postwar ranches on the Third Ave corridor, Broadway and around Castle Park often have ductwork that was added years after the house was built, and those runs collect construction grit and settled dust that never came out. Pets, recent remodeling, allergy problems, or a Santa Ana event that coated the neighborhood in desert dust and ash all shorten the interval.

What does the crew actually do once they are inside the house?
We start by looking at the system: supply and return counts, duct material, where the air handler sits, and whether anything is torn or disconnected. Then we seal off the registers, hook a negative-air vacuum to the trunk line, and put the whole duct system under suction. Each branch gets agitated with rotary brushes or compressed-air whips so debris releases and travels to the vacuum instead of into your rooms. We finish at the blower compartment, coil face and return drop, then put the registers back and show you before-and-after photos of the interior.

How much of my day does this take?
A single-story western Chula Vista ranch with one system and a modest register count usually runs two to three hours. Two-story tract homes east of the 805 take longer, often three to five hours, because the attic air handler is harder to reach and there are more flex runs feeding two floors. Two systems in one house, long duct runs, or heavy buildup push it toward a full day. We give you a realistic window when we see the system, not a guess over the phone.

Why would two houses on the same street be quoted differently?
Register and return count is the biggest driver, since every opening is cleaned individually. Access matters next: an attic-mounted handler in an Otay Ranch two-story with a tight scuttle takes more time than a closet unit in a Castle Park bungalow. Duct material changes the work too, since insulated flex has to be brushed gently while old rigid metal in a 1950s home can take aggressive agitation. Condition counts as well, because a system that has never been cleaned since the ducts were retrofitted holds far more debris than one serviced four years ago. We look at all of it in person, free, and you approve a written number before we open a single register.

Do I need to clear rooms out, and will the house be dirty afterward?
You do not need to empty rooms. We slide light pieces aside ourselves to reach registers and put them back where they were. Heavy furniture or a bed sitting directly on a floor register is worth moving before we get there, mostly so we are not rearranging your bedroom. The system stays under negative pressure the entire time, so dust goes into the vacuum rather than your living room, and we lay drop cloths at the air handler and vacuum up at the end.

Weak airflow and long dryer cycles, how do I know which system is the problem?
Separate them by where the symptom shows up. If clothes need two cycles, the laundry room gets humid, or the dryer cabinet feels hot to the touch, that is the dryer vent, and lint is the cause. If rooms heat unevenly, registers blow weakly across the whole house, or the AC runs longer than it used to, that is the HVAC side. In eastern Chula Vista two-story homes the dryer often vents up through the wall and across the attic, so those runs are long and clog often. We check both while we are there and tell you straight which one is actually restricted.

Suppose there is mold growing in the system. Then what?
We stop and show you exactly where it is before anything else happens. Growth near the coil or drain pan usually means a drainage or condensation problem, and cleaning the ducts without fixing that just buys a few months. Surface growth on metal we can clean and treat with an EPA-registered antimicrobial product. If it has gotten into fiberglass duct liner or soaked flex, that section needs replacement, and we will say so rather than spray over it. Anything beyond our scope gets referred to a remediation contractor, with no pressure from us either way.

Is a new filter part of the service?
We pull the existing filter, show you what it looks like, and install a fresh one in the common sizes we carry. Oversized or high-MERV media cabinets sometimes need a filter we do not stock, and in that case we tell you the exact size and rating to buy. We also check that the filter seats correctly in the housing, because a loose fit lets dusty air bypass it entirely and coat the coil. On Carrier, Trane, Lennox, Goodman, Rheem and American Standard equipment we know where the filter sits and how it is meant to seal.

Can someone come out today?
Often yes, especially if you call in the morning. Same-day slots fill fastest during Santa Ana wind events in fall and through the hot stretch of summer when systems east of the 805 are running nonstop. If the day is booked we will tell you honestly and offer the next open window instead of stringing you along. Emergencies like a blocked dryer vent get priority, since that is a fire risk and not something to sit on.

Where in South Bay do you work?
All of Chula Vista, the second-largest city in San Diego County, from the bayfront neighborhoods between San Diego Bay and the Otay River valley out to the eastern tracts. That covers the Third Ave corridor, Broadway, Castle Park, EastLake, Otay Ranch, Rolling Hills Ranch and Millenia. Homes on the bay side deal with salt-laden marine air and marine layer mornings from May through August, while the eastern side gets the longer, hotter cooling season, and we work on both. We also serve nearby South Bay San Diego County communities, so call and ask if your address is close to the line.
