Coil Cleaning in Chula Vista, CA

Coil cleaning in Chula Vista homes

Waiting on a dirty evaporator coil gets expensive. Airflow drops, the coil runs colder, then it ices. Melting ice overruns the condensate pan. Attic air handlers sit above bedroom drywall. A plugged pan or trap is how ceilings get stained. Head pressure climbs and the compressor runs hot. Compressor replacement is a far bigger job than washing fins.

Coils load from the upstream face inward. Dry-season decomposed-granite grit and fine dust do most of it. Spring oak, chaparral and grass pollen add to it, plus year-round olive, pepper and palm. Wildfire ash is fine enough to slip past a loose one-inch filter. Filter bypass matters more than filter rating here. Undersized returns pull hard and unsealed filter slots leak dirt straight onto the coil.

Cleaning is done in place when access allows. Non-acid foaming cleaner, dwell time, controlled rinse, then the pan and trap get flushed. Bent fins are combed. Closer to the bay, salt air already thins aluminum fins, so acidic cleaners are a bad trade.

Some coils have no access panel and one must be cut and resealed. Slab-mounted and tight attic coils take longer. A fin pack that is matted solid and corroded through is worth replacing, not washing, and we will say so.
